Sourcing an approximately 100 m² showroom for an independent brand

An independent international fashion brand needed a disciplined Paris Fashion Week showroom: enough room to present the collection, receive professional appointments and operate cleanly, without paying for volume the team would not use. The search began around 70–100 m² in Le Marais and Haut Marais, with limited flexibility above that range only if the room materially improved the operation.

Protect the buyer route

The address had to remain easy to understand within the Marais Fashion Week ecosystem. A cheaper destination could only win if the saving justified a stronger invitation and transport burden.

Measure product capacity

The room needed enough continuous presentation length, working space and private conversation without turning circulation into leftover area. Total square metres were a weak proxy.

Do not buy empty volume

Moving above the target range was acceptable only if the larger option solved a real problem. Size for its own sake would increase rent, furniture and installation without improving appointments.

Independent brands need enough room for product and buyers, not the largest room they can technically afford. A strong shortlist protects the route, usable walls, meetings, storage and operational simplicity together.

Measure usable wall and floor area on the plan.
Separate reception, presentation, meetings, storage and team work.
Compare rent with furniture, build and operating cost.
Confirm access, security, internet, cleaning and handover.
Reject extra surface that does not improve the commercial week.
